The numbers

Measure, Plantation Latest A year earlier Change
Typical home value (Zillow ZHVI), August $495,099 $505,536 down 2.1%
Median sale price (Zillow), July $510,000 $454,500 up 12.2%
Median days to pending (Zillow), August 52 62 10 days shorter

The Zillow Home Value Index estimates the value of a typical, mid-priced home, single-family and condo together, adjusted for the season. The median sale price is the middle price of the homes that actually sold in one month, so it swings with the mix of what sold. A month heavy on single-family homes in Plantation Acres reads higher than one heavy on condos, which is why the sale price can rise while the value index slips.

The federal index

The Federal Housing Finance Agency’s all-transactions house price index for the Fort Lauderdale-Pompano Beach-Sunrise metropolitan division, which covers all of Broward County, stood at 548.87 in the second quarter of 2026, up 0.8% from 544.65 a year earlier. The FHFA index tracks repeat sales and refinances of the same homes and counts only mortgages backed by Fannie Mae or Freddie Mac, which leaves out many cash and condo sales. That is one reason it can differ from Zillow’s.

The Census figure

The Census Bureau’s 2020-2024 American Community Survey put the median value of owner-occupied homes in Plantation at $483,500, against $414,600 for Broward County. About 64% of occupied homes in Plantation are owner-occupied. It is a five-year average of what owners say their homes are worth, so it trails the market; use it to compare places, not months.
