Plantation, Sunrise, Lauderhill and Davie side by side: 2025 tax rates, zoned high schools and 2026 grades, August 2026 home values and Census figures.
Last checked Oct. 10, 2026. Sources: the Broward County Property Appraiser’s 2026 proposed vs 2025 final operating millages (PDF) and millage table; Broward County’s address points, city boundaries and 2025-26 school boundaries; the Florida Department of Education’s 2026 school grades; Zillow Research; the Census Bureau’s QuickFacts; and each city’s or town’s website, linked below.
Sunrise, Lauderhill and Davie are the three incorporated places nearest the center of Plantation, all within about 3.5 miles: Sunrise along Plantation’s northern and western edges, Lauderhill to the northeast and the Town of Davie across I-595 to the south. All four are in Broward County and Broward County Public Schools, so the county and school tax rates are the same in each. What differs is the city tax rate, the zoned schools, home values and who runs the services. Every figure below is from an official or named source, linked where it is given. We do not say which place is better; the right answer depends on the address.
Property tax rates
Each city sets its own operating rate. The Broward County Property Appraiser’s 2026 proposed vs 2025 final operating millages report (PDF) lists them for every taxing body. One mill is $1 of tax per $1,000 of taxable value.
| City | 2025 final operating rate | 2026 proposed rate |
|---|---|---|
| Plantation | 5.7000 | 5.7000 |
| Sunrise | 6.0543 | 6.0543 |
| Lauderhill | 7.4998 | 7.3998 |
| Davie | 5.6250 | 5.3392 |
Rates for the 2026 bills, which go out Nov. 1, are final only after each city’s September budget hearings.
Tax rates in a chart
Shared rates. All four pay the same 2025 rates to the County Commission (5.6658 mills), the School Board (6.3200 mills: 3.0720 for the required local effort and 3.2480 for discretionary and capital) and the Children’s Services Council (0.4500), from the same report. The School Board’s required local effort is proposed at 3.0460 for 2026.
The whole bill. The appraiser’s millage table gives the combined 2025 rate of every taxing body for each millage code:
| City (millage code) | Combined 2025 rate |
|---|---|
| Lauderhill (1912) | 22.7175 |
| Sunrise (2112) | 20.4527 |
| Plantation (2212) | 20.0675 |
| Davie (2412) | 19.8940 |
| Davie (2413) | 18.7354 |
Davie has two millage codes; the Property Appraiser’s record for a parcel shows which one applies. Properties in Plantation’s Midtown district also pay the Plantation Midtown Development District rate, 0.9707 mills for 2025; see our Midtown guide. Florida’s homestead exemption is a state exemption and works the same way in all four; the Property Appraiser handles applications. See property taxes for the deadlines.
High schools and their state grades
The share of each city’s street addresses zoned for each high school, from every Broward County address point inside the city’s boundary matched to the district’s 2025-26 school boundary layers on Oct. 10, 2026. Grades are the Florida Department of Education’s 2026 school grades, with the share of possible points earned, the same year for all four. Each school links to its state report card.
| City | Zoned high schools (share of addresses) |
|---|---|
| Plantation | Plantation High 63%, B (64%); South Plantation High 37%, A (70%) |
| Sunrise | Piper High 60%, B (62%); Plantation High 34%, B (64%); Western High 6%, A (67%) |
| Lauderhill | Piper High 50%, B (62%); Boyd H. Anderson High 34%, A (66%); Dillard 6-12 16%, C (57%); Plantation High under 1% |
| Davie | Western High 47%, A (67%); Hollywood Hills High 26%, C (59%); South Plantation High 12%, A (70%); Stranahan High 7%, A (65%); West Broward High 5%, A (72%); Cooper City High 3%, A (69%) |
School zones cross city lines: Plantation High serves about a third of Sunrise’s addresses, and South Plantation High about an eighth of Davie’s. The shares count address points as the county records them, not households. For every Plantation area’s elementary and middle schools, see our neighborhoods guide and schools guide.

The Zillow Home Value Index for each city in August 2026, a modeled typical value for the middle third of homes, single-family homes and condos together, not a sale price:

Population, income and commute
From the Census Bureau’s 2020-2024 American Community Survey 5-year estimates, the same release for all four (QuickFacts: Plantation, Sunrise, Lauderhill, Davie):
| City | Population | Median household income | Median value, owner-occupied homes | Mean travel time to work |
|---|---|---|---|---|
| Plantation | 96,293 | $92,541 | $483,500 | 27.6 minutes |
| Sunrise | 97,918 | $77,652 | $354,500 | 29.6 minutes |
| Lauderhill | 74,896 | $51,165 | $272,900 | 30 minutes |
| Davie | 108,346 | $87,250 | $462,900 | 28.8 minutes |
The Census median home value is what owners estimate their homes are worth, averaged over five years, so it differs from Zillow’s current index.

The City of Sunrise collects its own residents’ garbage, recycling and bulk trash, its sanitation page says. In Davie, the town’s contractor is Coastal Waste & Recycling (town page). How to check an address
City lines, ZIP codes and school zones do not match in this part of Broward, so check the address itself before you rely on any figure here:
- Which city is it in? Search the address on the Broward County Property Appraiser’s site. The record shows the municipality and the millage code that sets the tax rate. ZIP codes 33322 and 33323 are shared by Plantation and Sunrise, 33325 by Plantation and Davie, and 33313 by Plantation and Lauderhill.
- Which schools? Enter the address in the district’s Find My School tool.
- What would the taxes be? The Property Appraiser’s tax estimator estimates a bill after a purchase, because a sale resets the assessed value.
